Retirement Living
Karori Village is a major redevelopment and intensification of an existing retirement village in a city-fringe Wellington suburb. The development includes 4 new buildings, with 80 apartments, 55 care suites and shared community amenities such as dining and recreation.
A holistic approach to master planning, integrating architecture, landscape and urban design principles, creates high quality spaces and public-private interfaces. Apartments are optimally oriented for sunlight access and the inclusion of basement carparking enables high amenity and safe on-site open spaces for residents.
Facades and roofscape are articulated and modulated in a way that is sensitive and in keeping with the suburban setting. The external colour palette and finer building details reduces horizontal scale, integrating and drawing inspiration from the local context.
